Effective October 18, 2026 (replaces the version of September 18) · Bliip Box Inc., doing business as TOP REAL ESTATE .AI

Plain-language summary (the full terms below govern): you keep ownership of everything you upload; we only use it to run the tools for you. Sign up free, no card needed. Pro is charged only when you choose it: $55 USD / $80 CAD a month at the launch price (regular price $80 USD a month; the Canadian-dollar price is shown at checkout), cancel anytime, money back within 14 days. AI reading uses TOP AI credits. Our tools help you present a deal — they are not appraisals, legal advice, lending decisions, or certified e-signatures. Verify numbers before you rely on them.

1. Who we are and what these terms cover

TOP REAL ESTATE .AI is operated by Bliip Box Inc., a British Columbia company ("we", "us"). These Terms of Service ("Terms") govern your use of toprealestate.ai and its subdomains, including the dashboard, APEX (development pro forma and brochure generator), Binder (document assembly, markup and sharing), Cliiqez (link organizer), Duez (invoices), Email Depo (contact lists) and FUN (prospect capture and follow-ups), the mobile web versions of each, and any related tools, pages and email we send (together, the "Services"). By creating an account or using the Services you agree to these Terms and to our Privacy Policy. If you use the Services on behalf of a brokerage or company, you confirm you have authority to bind it.

2. Eligibility and accounts

You must be at least 19 years old (the age of majority in British Columbia) and able to form a binding contract.
One account per person. Sign-in is by email code, email link, or a supported third-party sign-in (such as Google). Keep your email account secure — anyone with access to it can access your account.
Tell us promptly at Oracle@TopRealEstate.Ai if you believe your account has been used without authorization.

3. Free and Pro plans, billing and cancellation

Some features are free; others require a Pro subscription. The current split is listed on the Plans & Pro features page, which forms part of these Terms.
No card is required to create a free account. We ask for a card only when you choose to start Pro.
Pro is billed monthly in advance at the price shown at checkout, charged by our payment processor, Stripe, in US dollars or Canadian dollars according to your location. We do not store your card number.
Launch price. The regular price of Pro is $80 USD per month (the Canadian-dollar price is shown at checkout). The first 1,000 Pro subscriptions are offered at the launch price of $55 USD / $80 CAD per month. A launch-price subscription keeps that price for as long as it remains continuously active; if it is cancelled or lapses for non-payment, a new subscription is at the price then shown at checkout. The launch price ends when 1,000 Pro subscriptions have been started, not on a date.
Tax. Prices exclude tax. Applicable taxes, including GST for members in Canada, are calculated and added at checkout.
14-day money-back guarantee. If Pro is not for you, cancel within 14 days of your first Pro payment and email us at Oracle@TopRealEstate.Ai; we will refund that first payment in full. The guarantee applies once per person, to the first month of a first subscription only, and not to credit packs.
You may cancel at any time from your Stripe billing portal or by emailing us. Cancellation takes effect at the end of the current billing period; you keep Pro until then. Beyond the 14-day guarantee we do not prorate or refund partial months except where the law requires.
Prices may change. We will give at least 30 days' notice by email before a price change applies to an existing subscription.
TOP AI credits. AI reading (document extraction in APEX and screenshot text extraction in Binder) is metered in TOP AI credits: one credit per document or screenshot successfully read. Free accounts receive 3 credits once. Pro accounts receive 100 credits with each paid monthly invoice; unused monthly credits do not carry over. Credit packs (50 credits for $19 USD / $29 CAD) may be purchased at any time; purchased credits never expire while your account exists, are used after the monthly allowance, and are not refundable. In FUN, one credit is used for each ID or business-card scan submitted. On a Free account, one credit is used for each question answered by the TOP AI bar; Pro accounts are not charged for TOP AI bar questions, which are limited to 300 per calendar month. Credits have no cash value and cannot be transferred. Balances are shown in the product.
Other free features may have usage limits, shown in the product.

4. Your content stays yours

Everything you upload or create in the Services — property documents, listings, appraisals, photos, PDFs, pro forma inputs, saved projects, links, signatures and initials — is your content. You own it. You grant us only the limited, non-exclusive licence needed to store, process, display and transmit your content so the Services can work for you: for example, to run AI extraction on a document you upload, to generate your brochure, to host a Binder you choose to share, and to back your data up. That licence ends when you delete the content or your account, except for copies in routine backups (retained for up to 30 days) and content you have already shared with others. We do not sell your content, and we do not use it to train AI models.

5. What you promise about your content

You have the right to upload it and to share it with the people you share it with. Listing data, appraisals, strata documents and MLS® content are often subject to licence terms or confidentiality — you are responsible for complying with them.
It does not contain another person's personal information beyond what you are entitled to use for the transaction or client you are serving.
It is not unlawful, defamatory, infringing, or malicious code.

6. AI-generated output, calculations and accuracy

APEX reads the numbers you enter or that our AI extracts from documents you upload, and computes pro forma outputs from those stated inputs. AI extraction can misread a document. Calculations depend entirely on your inputs and the assumptions you select. You are responsible for reviewing every extracted value and every output before you rely on it or send it to anyone. Outputs are illustrations for discussion, not appraisals, valuations, lending decisions, investment advice, tax advice or legal advice, and they do not replace a licensed appraiser, lender, accountant or lawyer.

7. Binder signatures, shared links and confidentiality acknowledgements

The Binder "Sign" tool places an image of your signature or initials on a page. It is a visual markup, not a certified electronic signature, and we make no representation that it satisfies the Electronic Transactions Act (British Columbia) or any other e-signature law for a given document. For binding execution of contracts, use a qualified e-signature service or wet ink.
When you share a Binder, brochure or link, anyone with the link can view it. You decide who receives it. Remove or expire shares you no longer want live.
Confidentiality Acknowledgement. A member may require viewers of a shared brochure to sign a click-through Confidentiality Acknowledgement before viewing. We record the acknowledgement and email the signer a copy and a time-limited access password. The acknowledgement is between the member and the viewer: we are not a party to it, we do not enforce it, and it does not replace a full confidentiality agreement.

8. We are not your brokerage, lender or lawyer

The Services are software tools. We are not a real estate brokerage, and use of the Services does not create an agency, brokerage, fiduciary, lending or professional relationship between you and us. Licensed users remain responsible for their own compliance with the Real Estate Services Act (BC), BCFSA rules, their brokerage's policies, MLS® rules and any other professional obligation. FUN stores identification records you choose to capture; you remain responsible for deciding when identification is required, for verifying identity as the law requires, and for your own compliance with the Proceeds of Crime (Money Laundering) and Terrorist Financing Act.

9. Public profiles, verification and TOP AI

A member who claims a profile gets a public page at toprealestate.ai/<handle>. You choose what to show. What you publish is visible to anyone and can be saved as a contact card. You are responsible for its accuracy, including any sales figures, awards and credentials you state, and you must keep them true. We may hide or remove content that is inaccurate or misleading.
Your handle is chosen once and cannot be changed. We may refuse or reclaim a handle that impersonates, misleads or infringes.
Verified check. A green check means we have checked the licence details you submitted. It is not an endorsement, certification or guarantee of a member's conduct, standing or services, and we do not monitor licence status continuously.
TOP AI. When someone asks TOP AI for an agent, TOP AI names verified members whose public profile matches the place, language and specialization asked about. TOP AI does not rank members by payment or call any member “best”. Being named is not a recommendation or endorsement, and we do not guarantee any introduction, lead or transaction.

10. Acceptable use

You agree not to: access the Services by automated means (bots, scrapers) except through interfaces we provide; probe, disable or overload our systems; reverse-engineer the Services; resell or sublicense them; upload content you do not have rights to; impersonate anyone; use the Services to send spam or unlawful messages; or use them for any unlawful purpose. We may suspend or terminate accounts that break these rules.

Messages you send. FUN can open a prepared text or email on your own device; you send it, not us. You are responsible for having consent or another lawful basis under Canada's anti-spam law (CASL) and other law for every message you send to people you meet or hold in your lists.

11. Our intellectual property

The Services, including software, design, the APEX, Binder and Cliiqez names and marks, the TOP REAL ESTATE .AI name and logo, and all output templates, are owned by Bliip Box Inc. or its licensors. Your subscription gives you a right to use them, not to own them. Brochures and PDFs you generate are yours to use in your business; the underlying templates and engine remain ours.

12. Property identity and verification features (GRETA)

We are developing property-identity and document-provenance features (working name GRETA, with a Global Property Identifier). Where available, these features record identifiers, document fingerprints and verification status. They are a record-keeping and verification aid only. They do not create, transfer, register or evidence legal title or any interest in land; title in British Columbia is determined solely by the Land Title and Survey Authority under the Land Title Act. Nothing in the Services is a substitute for a title search, a lawyer's opinion, or registration.

13. Availability, changes and beta features

We may change, add or remove features, and we may mark some features as beta. Beta features may be incomplete and may change or disappear. We aim for high availability but do not guarantee uninterrupted service, and we may suspend the Services for maintenance or security.

14. Termination

You can close your account at any time by emailing us. We may suspend or terminate your account for breach of these Terms, unlawful use, non-payment, or where required by law, and will tell you why unless the law prevents it. On termination we delete your content within 30 days, except content you have shared that others have copied, and except where we must retain records by law (for example, billing records).

15. Disclaimers

THE SERVICES ARE PROVIDED "AS IS" AND "AS AVAILABLE". TO THE FULLEST EXTENT PERMITTED BY LAW WE DISCLAIM ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, NON-INFRINGEMENT AND ACCURACY. WE DO NOT WARRANT THAT EXTRACTED DATA, CALCULATIONS OR OUTPUTS ARE ACCURATE, COMPLETE OR SUITABLE FOR ANY DECISION.

16. Limitation of liability

TO THE FULLEST EXTENT PERMITTED BY LAW, BLIIP BOX INC. AND ITS DIRECTORS, EMPLOYEES AND SUPPLIERS WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL OR PUNITIVE DAMAGES, OR FOR LOST PROFITS, LOST DEALS, LOST DATA OR BUSINESS INTERRUPTION, ARISING FROM OR RELATED TO THE SERVICES. OUR TOTAL LIABILITY FOR ALL CLAIMS IN ANY 12-MONTH PERIOD IS LIMITED TO THE AMOUNT YOU PAID US IN THAT PERIOD, OR C$100 IF YOU PAID NOTHING. Some jurisdictions do not allow certain limitations; in those places our liability is limited to the maximum extent the law allows.

17. Indemnity

You will defend and indemnify Bliip Box Inc. against claims, losses and expenses (including reasonable legal fees) arising from your content, your use of the Services, or your breach of these Terms, including any claim by a client, counterparty, brokerage, data licensor or regulator.

18. Governing law and disputes

These Terms are governed by the laws of British Columbia and the federal laws of Canada applicable there. Any dispute will be resolved in the courts of British Columbia, and you consent to their jurisdiction. Before starting a claim, each side agrees to try to resolve the matter by emailing the other and discussing it in good faith for 30 days.

19. Changes to these Terms

We may update these Terms. For material changes we will email account holders at least 14 days before the change takes effect and post the new effective date here. Continuing to use the Services after that date means you accept the updated Terms.

20. General

These Terms, the Privacy Policy and the Plans & Pro features page are the whole agreement between you and us about the Services. If any provision is unenforceable, the rest remains in effect. You may not assign these Terms; we may assign them to a successor of our business. Our failure to enforce a provision is not a waiver.
